This new development offers a private mountain-seascape where elevation and ultra-modernist design converge in 3 secure residences. Sculpted for those with a taste for turnkey living, it delivers an uncompromising location, considered architecture, and unforgettable views.

Held by Nature:
A sheltered curve of homes facing outward to the Atlantic, Ilkley Crescent sits in a natural concavity of sloping land once formed by a quarry. It has a long-standing, close-knit character; here, privacy is respected with understated camaraderie – neighbours who greet, not intrude; a shared address, not shared walls.

The crescent’s pièce de résistance is the communal rose garden, planted more than half a century ago. Long-time residents speak of it affectionately – blooms tended through seasons, informal get-togethers, a long enduring sense of togetherness.

Beneath Signal Hill, this enclave indulges the senses in every direction – paragliders arc, the ocean glistens, mountains cascade, the city sprawls. Noticeably less wind-battered than the beachfront, Upper Sea Point enjoys a mild Atlantic Seaboard rhythm: dry summers with cool evenings and misty winters with sporadic cold fronts.

Designed for Presence:
Conceived by boutique firm Hours Clear Architects, St Ives’ design philosophy delivers three homes shaped by a confident and composed vision. Known for high-end residential work, the studio blends sculptural form, precise geometry, and contextual sensitivity.

“St Ives is born from a considered Brutalist language, clean horizontals, and generous outdoor volumes that celebrate Cape Town’s picture-perfect views. The building’s concrete bands give it visual permanence, textures and finishes drawn from materials long associated with the Atlantic Seaboard’s coastal architecture.” Annemie van den Heever, Co-Lead Architect.

Low-slung, the architecture steps with the mountainside: bold stacked horizontal planes, deep overhangs, and wrapped terraces framed by planters. A restrained palette of muted concrete greys and moody earth tones settles it into the landscape with indigenous planting, delicate groundcovers, and draping rooftop foliage.

The interior aesthetic aligns seamlessly with the brutalist architectural shell: full-height glazing, sensual curves, and low linear furniture forms create a hushed gallery-like canvas for daily living. A restrained palette of dark smoked-oak joinery, travertine counters, and polished concrete floors conveys subtle sophistication and material depth.

Curated turnkey furniture packages are available through Hours Clear as an optional offering, allowing residents to extend the design language into a fully resolved living environment. Overall, light is this development’s primary design asset – sliding glass, wide openings, and boosted sightlines usher it inwards from dawn till dusk.

Three Ways of Living:
Across all 3 units, the common thread is intentionality – every design choice was made with a distinct way of living in mind. Accessed from the shared parking level, each residence has its own unique persona:

• Residence I:
St Ives’ flagship home commands 2 levels with sweeping views over the crescent and Atlantic Ocean. A private lift opens directly into the open-plan living level where the kitchen, dining, and lounge flow together in one light-filled sweep. Beyond, a serene bedroom wing layers 3 en-suite bedrooms, with the main suite sea-facing. Its proportions are generous but never excessive – a balance of openness and refuge. An exclusive-use landscaped terrace with private swimming pool turns the rooftop of Residence I into a sky deck for entertaining and sunset living, framed by forever views.

• Residence II:
Also reached via private lift, this refined 2-bedroom en-suite simplex offers an airy, open-plan dining, lounge, kitchen with separate scullery, and guest cloakroom. Here, a generous wrap-around terrace – lined with planters – folds around the main bedroom, its bathroom, and the lounge before meeting the dining area, giving this residence its signature indoor–outdoor corner. With unobstructed views of the crescent’s rose garden and the Atlantic Seaboard in the distance, you feel the architect’s hand – not in grand gestures, but in the invisible precision of good proportions and beautifully resolved flow.

• Residence III:
Nature-focused, this vertically stacked townhouse features its own private garden. Configured over 3 levels, it presents 3 en-suite bedrooms on the first floor, flanked by a band of greenery – the main and third suites open out to secluded terraces, while the home’s garden has direct access from Suites One and Two. One floor up, the living level pulls together landing, lounge, kitchen, and dining area with its own balcony. An internal staircase leads to the rooftop terrace with copper-clad pool room and private swimming pool, completing the multilevel indoor–outdoor sequence from garden to sky.

“Within its walls, St Ives offers a design-conscious lifestyle: secure, low-maintenance seaside living for those who value quality, clarity, and enduring design. Home is conceived as a tactile, grounded environment defined by calm and quiet permanence.” Werner Lotz, Co-Lead Architect.

Positioned on one of the most sought-after slopes of the Atlantic Seaboard, St Ives offers rare long-term value. Upper Sea Point continues to outperform average Cape Town growth curves, driven by limited supply, walkability, proximity to the beaches, and uninterrupted views – attributes that consistently attract both local and international buyers. With sales prices ranging from R15 million to R26.5 million, each residence stands within a market segment known for robust capital appreciation and high rental demand, particularly for furnished, view-oriented homes.

As a primary residence, a lock-up-and-leave base, or a premium short-stay investment, St Ives merges desirability and robust return potential in one of Cape Town’s most resilient property micro-markets.

The Atlantic Seaboard, Fully in View:
From this promontory suspended above Sea Point with no roads above it, greater Cape Town unfolds invitingly. Within minutes lie the Atlantic’s most iconic beaches – Clifton, Camps Bay, Saunders, Llandudno, and Hout Bay – while the promenade offers daily running, cycling, and ocean-front living beneath Lion’s Head. To the east, the V&A Waterfront, Silo District, and CBD place markets, dining, design, theatre, and business at your fingertips. To the south, Constantia’s wine estates and Newlands Forest offer weekend bliss; to the west, Chapman’s Peak and world-class hiking trails whisper adventure.

With elite gyms, coffee bars, bistros, galleries, and aesthetic clinics woven through the neighbourhood, and Cape Town International Airport just 30 minutes away, Sea Point is a singular urban vantage point: a gateway to every facet of the Cape lifestyle – from wild coastline to premier schools, to cosmopolitan culture, all in one radius.

“Sea Point has become the heartbeat of the Atlantic Seaboard. Recently, much of the growth has been concentrated along the main roads below, where density, energy and convenience define daily life. From the beginning, St Ives in its Upper Sea Point locale was imagined as a place that remains closely connected to that life, offering a distinctly different pace. The vision was never separation, but balance – access when needed, and calm when not.” Justin Joffe, Developer

St Ives is a composed piece of architecture, designed to belong here.
This is less a development and more a continuation of a story – one held by the land, the community, and the thoughtful design that now gives that story a new beginning.
